Bilt Commercial maintains enduring lending partnerships with a diverse network of correspondent lenders. Through these strong relationships, Bilt Commercial has access to an extensive pool of financial resources, allowing us to offer our clients an extensive selection of financing options.
Traditional mortgages can be used for any property type. Maximum leverage can range from 75-85% (in limited circumstances and areas). They typically have fixed or variable interest rates and terms ranging from 5 to 25 years. Personal guarantees are typically required, but may be waived or limited on occasion, depending on the leverage and program.
SBA facilitates 85-90% LTV mortgages for owner-occupied properties by guaranteeing them through its 7(a) and 504 programs. Collateral can be any type of commercial real estate (and/or capital equipment) as long as the sponsor(s) occupy over 50% of the property’s square footage. All SBA mortgages are full-recourse
These are short-term loans used to bridge the gap between immediate financing needs and long-term financing. They are handy for property acquisition, renovation, or repositioning before securing permanent financing. Cash flows are underwritten to pro forma numbers, but still must meet a 1.0x DSCR with the in-place cash net income. Loans are generally recourse for most programs.
These loans are for financing the construction or renovation of commercial properties. These mortgages are usually interest-only until stabilization at which point it will either convert to an amortizing loan or must be refinanced. Loan amounts and LTVs depend on the program under which the project is financed.
These are short-term, high-interest loans that are asset-based, with the lender generally being individuals or companies and not banks. They are often used for distressed properties or when quick financing is needed. They usually come in 12 month terms up to 3 years, with an interest-only payment structure. This means you only need to pay interest costs every month for the entire term. Once the payment term is done, you must make a balloon payment to pay off the remaining balance.
Commercial Mortgage-Backed Securities are bundled together and sold as securities to investors. These loans are typically used for larger commercial properties and can have fixed or variable interest rates. The minimum loan amount is $2 million (although $3 million is preferred), maximum leverage is 75% and mortgages are always non-recourse with the exception of standard carve-outs.
Mezzanine loans sit between the equity and debt layers of financing. They are used when the borrower needs additional capital beyond what the first mortgage provides. They are often riskier and have higher interest rates.
These loans are offered by banks and credit unions, and they are typically held in the lender’s portfolio rather than being sold to investors. This can provide more flexibility in terms and underwriting
FHA/HUD loans provide investors with long-term, fixed-rate financing for multifamily properties and are government-backed. Many HUD/FHA loan programs allow loan-to-value ratios above 80%, and sometimes as high as 90%. The range is much higher than the typical 65-80% that conventional multifamily loans commonly allow. These loans are usually non-recourse (with standard carve-outs).
